• Responsibility in sales/ marketing activities to forecast the market trend and support sales volume for the building.
• Prospect for potential new clients and turn into increased business.
• Assess competitiveness of respective properties via market studies and benchmarking.
• Review, prepare and update marketing material for respective properties.
• Develop a business and personal action plan, responsible for revenue targets according to the plan.
• Set up pricing list to maximize the occupancy rate and profit.
• Conduct site inspections with prospective tenants and/or property agents when required.
• Negotiate leasing terms with prospective tenants and property agents.
• Conduct the entire leasing process including site inspections, leasing proposal, negotiation and close the lease.
• Plan and execute strategic initiatives aimed at sustaining development and continuous growth of the Property Leasing arm of the Group.
• Manage leasing contract and paper works of Leasing department; control procedures according to the leasing process such as Offer letter, leasing contract, annex…
• Provide continuous after-sales services and support to corporate tenants.
• Created and maintain a great customer services network.
• Conduct and manage tenant review periodically.
• Develop and maintain good relationships with corporate tenants and property agents.
• Leading junior/executives (Leasing) in the various marketing or promotional campaign(s) rolled out by the Company towards attaining the desired results.
• Constant engagements with Building Management team to ensure properties are maintained in good tenable condition at all times.
• Coordinate with the Building Management team to control construction progress of tenants, ensuring the schedule and safety.
• Make some kinds of reports as required.
• Perform other duties assigned from time to time.
• Report directly to Head of Business Development & Investment.
Yêu Cầu Công Việc
• Minimum of 3 years in the same position and at least 8 years of experience in real estate in office/commercial leasing.
• Understand well office leasing market.
• Proven ability to analyse complex data and distil this information into meaningful reports and presentations.
• Excellent planning, analytical, presentation and organizational skills.
• Experience dealing with multinational customers, exceptional communication skills, as well as interpersonal style relating well to all levels within an organization.
• Be fluent in English and Vietnamese.
• Customer service oriented.
• Ability to work under high pressure.
