PROPERTY SERVICES
Property Services team has the responsibility to operate, maintain and enhance the buildings owned by RMIT University, oversee construction projects and ensure the provision of physical facilities services. Property Services consists of the following business units:
• Capital Works
• Facilities Management
• Campus Planning & Operations
• Business Administration
YOUR ROLE
The Services Project Manager (SPM) will have the following scope of responsibility across the following key areas:
Planning - Procurement, design check building services, project schedule,
Delivery – stakeholder internal, external, space planning, manage design and installation building services (shop drawing process, managing consultants and contractors, control and reporting on programme, quality control, safety and cost forecasting for services).
Handover - leading testing and commissioning, as built drawing and test records, Operation and Maintenance manuals (O&M’s), defect management.
In liaison with project team the SPM will manage the building services design development where applicable and construction works of within time and budget, ensuring quality and safety requirements in accordance with RMIT internal procedures and objectives. Building services are inclusive of but not limited to Mechanical, Electrical and Data, Hydraulics, Fire and BMS. The position will also play a leading role in managing the procurement function for the team.
The Services PM will develop and strengthen positive and effective working relations with key stakeholders including internal ITS & Security teams, external consultants and contractors.
The role will manage the interface requirements between services and building elements including design, coordination, approval, installation, and commissioning and completion requirements of all services disciplines in conjunction with the project team, and will have overall responsibility for the effective program management for all service consultants and contractors.

KEY ACCOUNTIBILITIES
ENVIRONMENT, HEALTH & SAFETY
Ensure that services consultants and contractors comply with the relevant aspects of RMIT OH&S Guidelines including the procurement, design & site activities, either directly or through other site personnel.
Assess projects for high risk construction work (service activities) and related hazards and risks. Recommend and apply preventative control measures consistent with RMIT OH&S policies and local regulations.
Ensure contractors implement forward planning of tasks ahead and obtain a Safe Work Method Statement (SWMS) and Job Safety Analysis (JSA) for high risk construction work and any related documents well ahead of schedule.
SUSTAINABILITY
Provide innovation and leadership in the field of sustainability for the project. Including all requirements of commissioning and tuning of the building to meet sustainability requirements of the project.
Ensure the planning and design requirements are met.
Apply knowledge of current best practice in sustainability and industry knowledge to design development.
Assist the project team in capturing accurate and timely sustainability data and records as required.
Lead the development of a suitable sustainability completion plan including commissioning, handover to Facility Management and Technical Services team.
BUILDING SERVICES PROJECT PLANNING AND CONTROL
Develop and maintain working relationships with project staff and services contractors to ensure all design and construction coordination and interfacing issues are resolved.
Review services design documentation for compliance with the design brief(s) and budget and general buildability.
In conjunction with Project Managers / Coordinators and Procurement team, deliver and implement building services procurement strategy and programme in a timely manner in accordance with the overall project programme.
Provide technical input into Design Development process including user group meetings and milestone design reviews.
Consider any changes to design and the potential risk implications related to environment, health and safety for that design change and elevate any significant risks for management and control.
Monitor the performance of Services consultants and contractors, and communicate any areas of concern to the relevant Project Manager immediately.
Manage the status of programme and production controls for on and off-site works and procurement requirements for the services trades. This should include any witness testing or such as is required.

Degree qualification in a technical related subject such as MEP Engineering, Services Design or Project/ Construction Management.
Green Star / LEED certified with experience is desirable.
Extensive experience and a proven track record in successfully delivering large scale and complex infrastructure projects from inception to completion within a commercial environment.
Experience in applying a sustainability lens across project planning and design.
Ability to effectively manage, influence and motivate internal project team, consultants and external contractors and service providers.
Experience in coordinating and implementing complex projects by utilizing effective management principles of planning, resource allocation, communication, formalized documentation, implementation, negotiation, evaluation and reporting.
Proven track record in major project delivery within project timeframes ensuring quality and cost deliverables are also met.
Excellent organisation and planning skills.
Ability to see the bigger picture.
Experience with CAD and Microsoft office
Excellent stakeholder management skills with ability to negotiate, influence and achieve business outcomes and objectives.
Working knowledge of general compliance to local regulations with specific focus on VN Fire Fighting & Prevention regulations.

English is the language of teaching and communication at RMIT Vietnam. For this role, the minimum requirement is IELTS (General) with a score of at least 6.5 (or equivalent, as outlined in the Recruitment, Selection and Onboarding Guidelines).
